Buying a Home in Winter

Conventional wisdom says spring is the season for buying a house. More homes come on the market, the yards look their best, and everyone seems to be out at open houses. But the buyers who are willing to look in December and January often find a different kind of market, and sometimes a better one.

The advantages

Less competition. Fewer buyers are out looking in the cold months. That can mean less pressure, fewer bidding situations, and more time to make a careful decision.

Motivated sellers. People who list a home in winter usually have a reason to. A job change, a new home already purchased, a timeline that cannot wait. That motivation can create room to negotiate.

More attention from everyone involved. Agents, lenders, inspectors, and movers tend to have more open calendars in winter. The whole process can feel less rushed.

You see the house at its hardest. A home in July hides a lot. A home in January shows you how it actually holds up.

What to look for in the cold

Winter showings are a chance to learn things you would never see in spring:

  • Is it comfortable? Notice whether rooms feel evenly warm, and whether you can feel drafts near windows and doors

  • How does the heat sound? Ask to hear the furnace run, and ask how old it is

  • Look at the roofline. Icicles and thick ice along the edges can point to insulation or ventilation problems

  • Check the basement. Look for dampness, efflorescence on the walls, and how the sump pump is set up

  • Ask about winter costs. Recent heating bills tell you a lot about how efficient the home really is

Snow can hide the roof, the driveway, and the yard, so ask what the seller knows about their condition. Your inspection may need to note what could not be seen, and your agent can help you plan for that.

Moving in winter

It is not the most fun season to move, but it is manageable. Book movers early, protect the floors, and keep the walks salted on moving day. Be sure the utilities are transferred before you arrive so the heat is on when you get there.

Start whenever you are ready

The right time to buy is when it makes sense for your life, whatever the season. Houseworks helps buyers across Milwaukee, Ozaukee, Washington, and Waukesha counties find a home and settle into it well, long after the keys change hands. If you are thinking about a move this winter, let's talk.
